Builders in Maryland pay buyer's agents 2 to 3 percent to bring them buyers. Most people walk into the sales office without an agent and that money simply stays with the builder. Use us as your agent and we split our commission with you 50/50, paid as a credit at closing. On a $700,000 home that's usually $7,000 to $10,500 back.

The one rule you can't undo

Builders only pay your agent if the agent is registered on or before your first visit to the sales office. Walk in alone once, sign the visitor sheet, and the credit is gone for good on that community. So tell us before you go. It takes two minutes and costs you nothing.

How it works

  1. Text us the community before your first visit, or use the form below.
  2. We register as your agent with the builder (often online, before you even go) and confirm in writing exactly what the builder pays and what your credit will be.
  3. You tour and pick your home. We review the builder's contract, negotiate what can be negotiated, and attend your walkthroughs.
  4. At closing, your half of our commission appears as a credit on your closing disclosure. It can cover closing costs or buy down your rate.

Common questions

Is this legal?

Yes. Maryland allows agents to share commission with their buyer. The credit is written into our buyer agency agreement, disclosed to everyone in the transaction, and shown on your closing disclosure.

Will the builder charge me more if I bring an agent?

No. Builder pricing is the same with or without an agent. The commission comes out of their marketing budget, which is why they only pay it when an agent is registered up front.

Does the credit really cost me nothing?

The builder pays the commission either way when an agent is involved. Without an agent, nobody gets it. With us, you get half of it back plus someone on your side of the table reviewing a contract the builder's team wrote.

What can the credit be used for?

Closing costs and rate buydown, mostly. Lenders cap how much credit can flow to a buyer, so with a big credit and a small closing bill we coordinate with your lender, and in some cases ask the builder for a price reduction instead.

I already visited a sales office. Am I out of luck?

Maybe not. Registrations usually expire after 30 days or so, and policies differ by builder. Text us the details and we'll find out where you stand.

Can I still take the builder's incentives?

Yes, all of them. Builder incentives come from their sales budget and our credit comes from the commission they pay agents. Separate pools, and they stack. More in the incentives guide.

What does it cost me if I never end up buying?

Nothing. If you don't close on a home with us, you owe us nothing.

Who actually pays you?

The builder. They budget an agent commission on every sale and only pay it when a registered agent brings the buyer. We're paid from that, you get half, and your price is the same either way.
